Assumes interest is charged only for the months used, with unused retained interest refunded. Many lenders charge a minimum of 1 to 3 months' interest, and the arrangement fee is still due.

We'll carry these figures into a short form so you don't have to type them again.

Your property may be repossessed if you do not keep up repayments on a loan secured on it. These figures are illustrative only and are not a quote or an offer of finance. They use the rates and fees you enter, work out bridging interest simply and redevelopment interest compounded monthly, include your estimate of bridging legal and valuation costs, include Stamp Duty Land Tax (England) or Land Transaction Tax (Wales) on buy-to-let purchases, and leave out broker and sale costs. Properties in Wales use Land Transaction Tax, with the higher residential rates for additional homes and companies. Companies buying a home over £500,000 can pay a flat 17% unless a relief applies, as it does for most letting businesses. Typical rates are a guide to the market, not a quote. Buy-to-let limits vary by lender, product and your income. Real terms depend on the lender, the property and your circumstances.

How it works

A bridging loan is secured against property and repaid in one go, usually from a sale or a longer-term mortgage. Because the lender looks mainly at the property and how you’ll repay, decisions can take days rather than weeks.

We look at your deal, your deadline and your exit, then introduce you to the broker or lender most likely to move at the pace you need.

Ground-up schemes

Development finance

Funding for the site and the build on new-build and multi-unit schemes, released in stages as the build progresses.

  • Land and build costs, drawn down against progress
  • Terms typically up to 24 months to build and then sell or refinance
  • Lenders active across England, Scotland, Wales and Northern Ireland

Development finance is sized against the gross development value (GDV), what the scheme will be worth once complete. Build money is released in stages after a monitoring surveyor confirms the work is on budget and on schedule.

Staged drawdowns keep costs under control and mean you aren’t paying interest on money you haven’t used. When the scheme is finished, it’s sold or refinanced to repay the loan.

Lenders look closely at your experience, build costs and profit margin, so we help you present the deal well before it reaches them.

Buy-to-let mortgages

Longer-term mortgages for property you let out, from a single flat to a whole portfolio.

  • Terms from 2 to 25 years, with interest-only options
  • Refinance off a bridging loan, or release capital for your next project
  • Specialist lenders for HMOs, student and holiday lets, and overseas borrowers

Buy-to-let lenders look at the rent as well as you. Most need it to cover the mortgage interest by 125% to 145% at a set test rate, so the rent often decides how much you can borrow.

Many clients use a buy-to-let mortgage to repay a bridging or refurbishment loan once the work is done, moving onto lower, predictable payments. It works just as well from day one on a property that’s ready to let.

Individual and limited company landlords are both covered, and portfolio landlords can often refinance several properties together.

Refurbishment finance

Funding for the purchase and the works, based on what the property will be worth when it’s finished.

  • Some lenders fund up to 100% of the works
  • Less of your own cash tied up, so you can run more than one project
  • Light and heavy refurbishment, HMO conversions, residential and commercial

Refurbishment finance sits alongside a bridging loan. The lender advances part of the purchase price on day one and releases money for the works as they progress, often covering their full cost.

Lenders look at the value after the works, not the property as it stands. A well-planned project, whether a new layout, an HMO conversion, structural work or energy upgrades, can unlock more borrowing than its current condition suggests.

When the work is done, most clients move onto a buy-to-let or commercial mortgage, or sell. We help you check that exit before you start.

Commercial mortgages

Long-term finance to buy or refinance offices, shops, industrial units and mixed-use buildings.

  • Owner-occupier and investment mortgages, typically 5 to 25 years
  • Offices, retail, warehouses, industrial and mixed use
  • Fixed and variable rates; interest may be tax-deductible, so check with your accountant

A commercial mortgage is secured on property used for business. Owner-occupiers use it to buy their own premises; investors use it to buy property let to businesses.

Lenders weigh the strength of the business or the rental income as well as the building, so a well-run business or a well-let property can often borrow on good terms, even where the building needs some repositioning.

Commercial mortgages are also used to move existing borrowing onto a longer term, easing monthly cash flow so more can go back into the business.

Instead of waiting 30, 60 or 90 days for customers to pay, a lender advances most of each invoice’s value, usually within a day or two. You receive the balance, less fees, when your customer pays.

Facilities grow with your sales, and with confidential options your customers needn’t know you’re using one.

Why Midbridge

We don’t lend. We know who does.

Specialist finance is a crowded market. Every broker and lender has deals they love and deals they'll turn down, and it isn't always obvious which is which from the outside.

We've spent years around bridging and specialist lending, and we work closely with established brokerages, including one of the leading specialist finance brokers in the UK. That means we can tell quickly where your deal is likely to land well, and introduce you there first.

You get one clear conversation with the right people instead of ringing round and repeating yourself.

[Two or three sentences about your background in bridging and specialist lending: how long, the kinds of deals you've seen, and why you set up Midbridge.]

Questions

Common questions

Do you charge me for an introduction?

No. Our introduction is free to you. We may be paid a fee by the broker or lender we introduce you to, and we'll tell you if so. They will explain any fees of their own before you commit.

Will using the calculators or sending an enquiry affect my credit score?

No. The calculators don't check your credit and we don't run credit checks. A lender may check your credit later, but only once you decide to apply with them.

Do you give financial advice?

No. We're an introducer: we match you with a specialist broker or lender. They will explain your options and any advice comes from them.

How quickly will I hear back?

We aim to come back to you within one working day, with who we think is the best fit and why.

What size of loan can you help with?

From around £75,000 to several million, for property investors, landlords, developers, auction buyers and SMEs.

Which areas do you cover?

All of England and Wales. We’re based in the North West and know Greater Manchester, Merseyside, Lancashire, Cheshire and Cumbria best, but the brokers and lenders we work with lend nationally, and most deals are handled by phone, email and a local valuer. For property in Scotland or Northern Ireland, ask us first: fewer lenders cover them.

Can you help if I live in the property, or a family member does?

Finance secured on a home you or a close family member live in is regulated. In that case we will only introduce you to a firm authorised by the Financial Conduct Authority.

Are the calculator figures a quote?

No. They are illustrations based on the figures you enter. Rates, fees and how much you can borrow are set by each lender after they assess you and the property.

What happens to my details?

We use them to understand your deal and share them only with the broker or lender we introduce you to. Our privacy notice explains everything, including how long we keep them.
